M3 is performing the complete mechanical, electrical, and plumbing scope for a 437,001 SF data center shell within a larger campus development.
The electrical scope establishes reliable power distribution and life safety systems across the facility, including service infrastructure, lighting and controls, and pathways for low-voltage systems. Underground distribution from utility vaults and temporary power were implemented to support both construction and long-term operational needs. M3 is also providing design and installation of the fire alarm system.
Mechanical systems include ductless split units and electric heaters, supported by coordinated refrigerant piping, controls, and roof-mounted infrastructure. Prefabricated roof pipe chases were utilized to improve installation efficiency, maintain quality, and reduce onsite congestion across a high-volume scope.
Plumbing systems are designed to support both immediate use and future flexibility, including domestic water, sanitary waste, and vent infrastructure. The project features high-density drainage, with more than 230 floor drains and coordinated waste routing throughout the facility. Key systems include sump pumps with oil detection, backflow prevention, and condensate piping serving mechanical equipment.
