M3 MEP provided the complete design-build scope for the mechanical, electrical, and plumbing systems for an OSHPD III Certified Primary Care Clinic. Due to the building’s historical status, physical alterations to the building itself were not permitted. To preserve the building, a sub-framed structure was constructed inside the original building and all MEP components were hung off of this structure.

For the tenant improvement, M3 MEP tied in the electrical and plumbing systems to the existing building systems and installed an entirely new HVAC system. The electrical scope of work includes the installation of over 200 new lighting fixtures, high and low panel boards, and a dry type low voltage transformer. The plumbing scope consisted of indoor domestic water piping, drain, waste and venting, and a new civil connection to the main sewer. The mechanical scope included the furnishing and installation of a new variable refrigerant flow (VRF) system, integrated with a new heat recovery unit and a dedicated outside air system (DOAS), along with a rooftop exhaust fan.

The entire project was BIM coordinated and heavily relied on M3 MEP’s Virtual Construction Department and MEP Manufacturing Facility to ensure a large amount of prefabrication was captured. Coordination between the entire project team and the client led to a very successful and well-executed project.
