M3 is performing the complete HVAC scope for this 2,800,000 SF distribution facility. The project will follow an owner-driven phased approach, with the most complex and time-consuming scopes completed in the first half of the 12-month schedule. Through careful preplanning and strategic labor scheduling, only connections, start-up, and commissioning remain at the halfway point. To meet this aggressive front-loaded schedule, M3 has implemented a six-day work schedule and a workforce incentive program to address labor constraints.

Our scope includes the installation of 121 rooftop air-source heat pumps (RTUs) equipped with airflow measuring systems to serve as the foundation of the building’s climate control. In addition, M3 will install a wide range of ventilation and air distribution equipment, including 22 dedicated outdoor air systems (DOAS), an energy recovery ventilator, exhaust and relief fans, air curtains, smoke dampers, and louvers. A combination of ductless and ducted split systems will provide flexibility and coverage across diverse zones of the facility.

To ensure balanced and efficient airflow, M3 is furnishing and installing all required ductwork, manual volume dampers, registers, grilles, diffusers, and accessories. The system is further enhanced with 65 HVLS fans, circulation fans, and supplemental heating solutions, including ceiling, wall, and unit heaters.

As part of our delivery, M3 is completing system start-up, testing, and TAB services. All equipment being installed will be ready for integration into the building automation system with controls.
