M3 is performing the mechanical, plumbing, and electrical scope to support a 220,000 sq ft tenant improvement within an existing 900,000 sq ft facility. The space was specifically prepared to integrate the Symbotic automated material handling system, a modular, AI-powered solution featuring autonomous robots, vertical lifts, and high-density storage optimized for speed, efficiency, and flexibility.

Key components of the electrical scope include a new compressed-air system to serve the operational needs of the Symbotic equipment, installation of a secondary electrical service & medium voltage transformer to accommodate increased power demands, and expansion of the IT infrastructure, including the addition of three uninterruptible power supply (UPS) units to ensure continuous system reliability. M3 will also deploy twenty-one electric vehicle (EV) charging stations to support sustainable site enhancements.

The plumbing scope of work includes the installation of a new compressed air piping system to serve the Symbotic equipment. This system will be supplied by two large air compressors and a vertical receiver tank, all of which are located at the air compressor farm. Compressed air lines will be routed from this central location to all designated equipment connection points throughout the facility. Additionally, M3 will be installing domestic water lines that will provide clean water to support the mini-split units and fan coil systems.

As part of the HVAC installation, five fan coil units and split systems will be installed to provide cooling for the server room, complete with necessary refrigerant piping and condensate piping system to manage drainage. To support general ventilation requirements, five exhaust fans will be installed on the roof to facilitate proper air circulation and exhaust.
